Renters in Thibodaux saw a slight drop in apartment listing prices in March 2025, according to new data from rental marketplace Zumper.
Thibodaux Rental Prices Decrease by 4%
The median apartment listing price in Thibodaux decreased by 4% from March’s median of $1,249 to $1,200. This trend shows a small decrease from February 2025, when the median was $1,211.
Zumper’s data reflects the median rent for all apartment sizes, from studios to four-bedroom units, that were active throughout the month. The analysis excludes units that are no longer available or currently occupied.
One-Bedroom and Two-Bedroom Units See Price Drops
- One-bedroom apartments: The median listing price dropped by 7% from February’s $1,069 to $991 in March, representing an 11% decrease from March 2025’s $1,109.
- Two-bedroom apartments: Median prices for two-bedroom apartments fell 3% from February’s $1,249 to $1,207, and 7% from $1,299 in March 2025.
Interestingly, there were no subsidized rental listings among the 45 available in Thibodaux.
Thibodaux Rental Prices Compared to State and National Averages
- Statewide (Louisiana): The median rental listing price statewide remains nearly unchanged from February at $1,346. One-bedroom rentals listed at $1,099, close to February’s price of $1,090. Two-bedroom apartments saw a slight increase, listing at $1,233, compared to $1,215 in February.
- Thibodaux vs. State: Thibodaux’s median rent is 11% lower than the Louisiana state median. Specifically, one-bedroom apartments in Thibodaux are 10% below the state’s median, while two-bedroom apartments are slightly lower.
- National Averages: Nationwide, rental prices remained relatively stable at $1,858 for the month. One-bedroom apartments listed for $1,504, nearly unchanged, while two-bedroom rentals remained at $1,776.
- Thibodaux vs. National: Rent in Thibodaux is significantly lower, with typical apartment listings priced 36% below the national median. One-bedroom apartments are 34% lower, and two-bedroom units are 32% lower than the national median.
